- We also raise Enquiries with the Seller’s solicitor in relation to any issues identified within the documentation obtained.
- After reviewing the search results and responses to any enquiries, we provide you with a formal Report on Title. This covers all important issues relating to your purchase which you must consider before progressing.
- If you are happy to proceed, we will arrange a date to exchange contracts with the sellers’ solicitors. Once you exchange the contracts, the sale becomes legally binding.
- We transfer the deposit funds to the Seller or more commonly, hold them ‘on account’ until Completion. We liaise with the Seller’s solicitors to agree a date for completion. Sometimes this may be the same date as Exchange of Contracts.
- The final stage is Completion. We request the necessary funds from your Lender and provide you a detailed Completion Statement. The Completion Statement specifies the exact amount required to complete the transaction.
- On Completion, the Seller must have vacated the Property if not already done. We transfer the purchase price funds to the Seller’s solicitor.
- You can get the keys to your new home from the Estate Agent after we confirm the transaction is complete.
- We handle payment of any Stamp Duty Land Tax and register the Property in your name with the Land Registry. We have now completed the transaction.
